Building Your Home: What to expect

Planning:
This is the first step in our process, assuming you have met with us and decided to use Architectural Concepts as your builder.  Here are our main goals in this planning process:

  1.  Confirm the lot is suitable for building through the use of a soil report provided by an environmental engineer.
  2. Develop a final set of plans for your home.
  3. Develop a final set of specifications for your home.
  4. Complete a topographical survey or your lot, including placement of the home, septic drainfield and well locations.
  5. Develop a final cost estimate based on the above information.

Upon leaving this phase, our goal is to have a complete package suitable for submission to the County code and compliance office to receive approval, as well as any other review board that requires approval.

Approvals:
Depending on the locality, approvals can take anywhere from 4-6 weeks.

Ground Breaking & Site Work:
Upon receiving approvals from all necessary parties, we are free to break ground.  The areas to be cleared around the house are outlined in the Custom Specifications for your lot.  During this phase, we clear the lot and build the foundation for the home.  It is during this stage and framing that the weather plays the largest role.  It is very easy to be delayed since all work during these stages is out doors and not under roof.

Framing:
Framing is probably the most exiting stage.  Again, weather can easily delay this stage.  At the end of this stage, we perform an electrical walk-through to discuss the placement of electrical fixtures, switches, receptacles and boxes.

Trades & Drywall:
Once the framing is completed, our “trades” can begin their work.  Trades include plumbing, HVAC, and electrical work.  Once they have completed their rough-ins, we can then insulate the home and install drywall. Completion of the project is normally 4 to 6 weeks from this stage.

Finish Work:
This probably feels like the longest stage of all.  During this stage we paint the interior, install flooring, plumbing, light fixtures and cabinets. 

Pre-settlement Orientation:
Just prior to going to settlement you will have another meeting with the Owner.  Your pre-settlement orientation is an introduction to your now completed new home and its many features –a meeting that goes beyond the traditional walk-through to include a detailed demonstration of your home and review of information on its maintenance.  At this time, you will also discuss any items that you would like addressed before closing.  Your new home does not go to settlement until you are 100% satisfied.

Settlement:
We try our very best to hit your estimated settlement date given to you at the time of contract.  Normal building time is usually 3-5 months once project is out of permit with locality.
